“RENTERS INSURANCE: Owner/Agent will not be responsible for any damage, loss, or theft to Resident(s) personal property. Resident(s) is required to obtain a Renter’s Insurance policy (at Resident(s)’ own cost) protecting Resident(s) against claims for bodily injury, personal injury, and property damage arising from Resident(s)’ use, occupancy or maintenance of the Residence, including liability to Owner/Agent for damage to Owner/Agent’s property for the following causes of loss: fire, smoke, explosion, backup or overflow of sewer, drain or sump, and water damage. Owner/Agent requires proof of Renter’s Insurance policy with a minimum liability of $100,000 per occurrence and a maximum deductible of $500.00. Vaughn Management Group must be listed as the certificate holder, additional insured, lienholder, or interested party. The renter’s insurance may be issued by any company of Resident(s)’ choice, provided that the carrier is licensed or admitted to transact business in California, and maintains during the policy term a “General Policyholders Rating” of at least a B+, V, in the most current issue of “Best’s Insurance Guide.” If Resident(s) fail to provide proof of insurance, or insurance coverage lapses at any time during tenancy, the Owner/Agent will automatically cover the apartment under our Master Renter’s Insurance Policy provided by Resident Insure. The Resident(s) will be charged a risk mitigation fee of $50.00 per month by Owner/Agent for this coverage. This Risk Mitigation Fee is a lease penalty fee applied due to the Resident(s) breach of contract. Owner/Agent is not licensed to sell insurance to the Resident(s). The coverage is provided by Resident Insure and is paid directly to the carrier. The Resident(s) can provide proof of a new policy at any point to avoid the Risk Mitigation fee.”
